Costs and fees

Fees differ from agent to agent and they also depend on the level of service you need. At Darvill Estate Agents we tailor our fees to ensure they are highly competitive, while ensuring a service of the highest standard. Choosing the agent that offers the lowest fees isn't necessarily the best option, as you may receive a poor level of service. Your Darvill Estate Agents agent will discuss fees with you in detail.

  • Estate agents fees: based on an average 1.5% plus VAT of the price achieved for the property
  • Conveyancing fees
  • EPC fee
  • Removal costs
  • Contingency fund




EPCs for sales properties

If you are selling your property, you must commission an Energy Performance Certificate (EPC). Here at Darvill Estate Agents we will be happy to organise this for you. An EPC tells you and the prospective buyer how energy efficient your property is; the impact the property has on the environment and includes recommendations on ways to improve the property's energy efficiency.

You can start marketing your property before the EPC is ready, but it must be made available and added to all marketing material within 28 days. It normally takes two to three days for an EPC to be delivered once you've placed the order.
EPCs can only be produced by accredited Domestic Energy Assessors.
